Important Notice:
These Terms & Conditions form a legally binding storage licence agreement (the "Agreement") between Urban Self Store Ltd and the customer named in the sign‑up process (the "Customer", "you", "your"). By completing the online booking process, making payment, placing a deposit, and/or moving Goods into our Facility, you confirm that you have read, understood, and accept these Terms & Conditions.

- Contract Type: Monthly recurring storage licence. Continues until cancelled in accordance with this Agreement.
- Payments: Monthly in advance by card. Your payment card must be kept valid.
- Deposit: Payable at move‑in. Usually equal to one month’s Storage Fee. Fully refundable within 7–10 working days after vacating and account clearance.
- Notice to Vacate: 28 days’ written notice required. No further monthly charges will accrue after this notice if all sums are cleared.
- Access Hours: 06:00–20:00, 7 days a week.
- Insurance Requirement: You must insure your Goods to a minimum value of £2,500. Recommended provider: www.store-insure.co.uk
- VAT: 20% VAT applies to Storage Fees (Deposit is not VAT‑able unless used).
- Late Fees: A Late Payment Fee of the greater of £10 or 10% of the Storage Fee will apply.
- Padlock: High-security padlock supplied free of charge. Must be returned at end of agreement.
- Our Liability: Limited to £100 unless otherwise agreed or due to negligence.
- Default / Lien: Failure to pay may result in access denial, lien enforcement, and disposal of Goods.

Part 1 – Definitions
Access Hours – 06:00 to 20:00 local time, seven (7) days a week, or such other hours as we may notify.
Business Day – Any day other than Christmas Day, Boxing Day, or when the Facility is closed by notice.
Cleaning Fee – Fee for cleaning or removing refuse, minimum £75.
Deposit – Security sum usually equal to one month’s Storage Fee.
Goods – Any property you bring to the Facility.
Normal Perils – Fire, lightning, explosion, storm, flood, theft with forcible entry, riot, malicious damage, impact by vehicles, etc.
Replacement Value (RV) – Full new replacement cost of Goods.
Storage Fee – Monthly fee for your Unit.
Unit – The allocated storage space.
Part 2 – Storage Licence
Licence & Knowledge of Goods – Licence to store Goods only in the allocated Unit. You confirm you own or are authorised to store the Goods.
Nature of Relationship – Urban Self Store is not a bailee or custodian of Goods and does not take possession of them.
Part 3 – Fees, Deposit & Charges (Updated)
- Late Payment Fee: A Late Payment Fee of the greater of £10 or 10% of your Storage Fee will apply.
- Deposit Refund: Returned within 7–10 working days if no sums are due and unit is vacated in good condition.
Part 4 – Default, Lien & Disposal of Goods
Payment Default – If any amount is unpaid after the Due Date, we may deny access and continue charging Storage Fees.
30‑Day Arrears – Deposit may be applied to cover arrears after 30 days.
Sale or Disposal of Goods – We may sell or dispose of Goods if you fail to pay or collect them after notice.
Unsaleable or Dangerous Goods – May be disposed of immediately at your cost.
Goods Left in Common Areas – May be removed or disposed of without notice.
Part 5 – Access & Security (Updated)
Access Rights – You may access your Unit during Access Hours.
Identity & Control – Only you or your accompanied agents may access the Unit.
Denial of Access – We may deny access for non‑payment or safety concerns.
Entry by Urban Self Store – We may enter your Unit after notice, or without prior notice in emergencies, legal compliance, suspected breach, or to relocate Goods / exercise lien / dispose under this Agreement.
14A. Padlock Supplied by Urban Self Store; Return Required – A high‑security padlock (with keys) is supplied by Urban Self Store at move‑in and remains our property. Keep it fitted and locked whenever the Unit is unattended. Do not substitute your own lock without our written agreement. You must return the supplied padlock and all keys in good working order when you vacate. If lost, damaged, cut off, or not returned, replacement cost (and any contractor attendance) will be deducted from your Deposit and/or charged to you.
Part 6 – Use of Unit
Prohibited Goods – No hazardous, illegal, or irreplaceable items.
Permitted Use – Storage only; no living or conducting business.
Cleanliness & Condition – Keep the Unit clean; minimum £75 Cleaning Fee applies otherwise.
Conduct on Site – Respect the Facility; fines apply for obstruction.
Relocation – We may move your Goods to a comparable Unit with notice.
Suitability of Unit – You are responsible for ensuring the Unit suits your Goods.
Right to Refuse Goods – We may reject or require removal of unsafe Goods.
Updated Contact Details – Notify us within 48 hours of any change.
Waste Disposal – No disposal of hazardous/waste materials on site.
Part 7 – Risk, Responsibility & Insurance (Updated)
- Customer must insure Goods to a minimum value of £2,500.
- Recommended insurance provider: www.store-insure.co.uk
- Liability of Urban Self Store capped at £100 unless due to negligence.
Part 8 – CCTV, Data & Privacy
CCTV – 24‑hour monitored CCTV in operation.
Personal Data – Data is processed under UK GDPR and DPA 2018.
Marketing – We may send marketing with your consent.
Data Access Requests – You may request data we hold.
Part 9 – Notices
Form of Notice – Notices may be delivered by email, SMS, post, or by hand.

Part 10 – Termination & Vacating
28 days’ written notice required to terminate.
Deposit refund within 7–10 working days after vacating and account clearance.
Our Right to Terminate – We may terminate immediately for illegal or unsafe activities.
Condition on Vacate – You must remove all Goods and rubbish, clean the Unit, leave it secure and in good repair, and return the Urban Self Store‑issued padlock and all keys in good working order by the agreed Termination Date. Failure to return (or damaged/cut) padlock/keys authorises us to deduct replacement cost from your Deposit and/or charge you directly.
Final Charges & Deposit – Outstanding amounts must be paid; Deposit returned thereafter.
Post‑Termination Liability – Your obligations continue after termination.
Part 11 – Variations & General Terms
Variation of Fees – We may vary fees with 28 days’ notice.
Entire Agreement – This document constitutes the entire agreement.
Rights Not Waived – We may enforce rights at any time.
Third Parties – No third‑party rights.
Severability – Invalid terms do not affect the rest.
Assignment – You may not transfer rights without our consent.
Multiple Customers – All customers are jointly liable.
Part 12 – Governing Law & Dispute Resolution
Governing Law – England and Wales law applies.
Dispute Resolution – Mediation is required before court action.
Customer Acceptance
By completing the booking process (including payment and/or moving Goods into your Unit) you acknowledge that you have read, understood, and accept these Terms & Conditions.
